For the 2026-27 academic year, UF's minimum nine-month graduate assistantship pays $20,600. UF Off Campus Life puts the average one-bedroom within two miles of campus at $1,873 a month for 2026-27. A year in that apartment costs $22,476, which is more than the whole minimum stipend.
That gap matters to anyone in Southwest Gainesville thinking about a condo near campus as a rental for "grad students." UF is pushing more graduate and professional students into the private market. The unit many buyers picture for them, a one-bedroom close to campus, is priced above what the minimum stipend covers. Graduate demand is growing, but it is shaped differently than the listing brochures suggest.
The Rent Ladder a Graduate Student Faces in 2026-27
Graduate housing at UF comes in three tiers, and the jumps between them are steep. UF's graduate and family villages publish rates for July 1, 2026 through June 30, 2027. Off-campus pricing comes from UF Off Campus Life's 2026-27 averages and from The Continuum, UF's partnered off-campus graduate complex.
| Option | One-bedroom monthly rate, 2026-27 |
|---|---|
| Corry Village, unrenovated to renovated | $719 to $933 |
| Diamond Village | $933 |
| Tanglewood Village, unrenovated to renovated | $873 to $933 |
| The Continuum, standard one-bedroom starting price | $1,525 |
| Off-campus average, three or more miles from campus | $1,702 |
| Off-campus average, two miles or less from campus | $1,873 |
UF's published village rates include water, internet and basic cable, so the true gap to a private apartment is a bit wider than the table shows. The Continuum's floor-plan page, as captured in September 2026, lists starting prices without saying what billing period they cover, so treat that row as a posted starting point.
The cheapest tier is the hardest to get into. UF's application page currently estimates a two- to three-year wait for Corry, Diamond and Tanglewood, with about 200 to 300 resident move-outs a year. Residents are limited to six years. According to The Alligator's reporting, UF also made full-time employees ineligible for graduate and family housing starting July 1, 2025. That sent another group into the off-campus market.
Why the Graduate Squeeze Persists Through 2029
The on-campus graduate supply has already shrunk. UF closed Maguire Village and University Village South, which together held 348 apartments in 44 brick buildings. The Alligator reported that this cut on-campus graduate beds by 36%, to fewer than 1,000. The same report said nearly two-thirds of roughly 15,000 graduate students were on the waitlist for what was left. UF's project-update page still lists housing, dining, parking and transportation as possible future uses for the Maguire and UVS site. No use has been announced.
The new construction is all for undergraduates. In early summer 2026, the Gainesville Sun reported that a governance dispute between the Board of Governors and UF had stalled financing. The Board resolved that on July 1, 2026, when it authorized the first bond issue. The bond official statement describes four undergraduate residence halls with about 2,217 beds. The first 1,101 beds are expected to open for occupancy in August 2028, and the other 1,116 are expected in January 2029. Balfour Beatty, the fee developer, said on July 20, 2026 that construction was underway.
Those halls stand where Trusler, Simpson and Graham stood until their summer 2025 demolition removed 622 beds. According to The Alligator's look at UF's construction plans, on-campus graduate capacity in 2029 is projected at about 950 students. That would house roughly 4.8% of graduate students, compared with about 25.8% of undergraduates.
So when the expansion is finished, campus housing will reach more undergraduates than it does now. For graduate students, the share is about the same. Almost all of UF's graduate and professional population will still rent privately, and UF's preliminary tracker counted 63,292 total students for fall 2026 as of October 9.
Distance Is Priced for Undergraduates
Off Campus Life's averages show a pattern most buyers don't see on a listing sheet. Being close to campus adds a lot to the price of an undergraduate room and very little to the price of a one-bedroom.
- Room in a 4-bedroom complex: $1,100 within two miles, $690 at three miles or more. Proximity adds $410, about 59%.
- One-bedroom apartment: $1,873 within two miles, $1,702 at three miles or more. Proximity adds $171, about 10%.
Off Campus Life says most students live in 4-bedroom apartments with a private bedroom and bath, and that rents in those complexes are usually all-inclusive. That per-bed model is where the walk-to-class premium shows up. UF's own new dorms will charge a little over $1,100 a month according to the Board's project summary, as reported by The Alligator. That is almost exactly the off-campus near-campus room average, so UF is pricing new undergraduate beds in line with the private market.
The private per-bed pipeline also points at undergraduates. Gilbane Development and CBRE Investment Management's Zaya, at 3600 SW 20th Ave, is a purpose-built student housing project with 352 units and about 702 beds, scheduled for completion in summer 2027.
For a graduate renter, the small premium on one-bedrooms means moving farther out saves little. A three-mile one-bedroom at $1,702 still comes to $20,424 a year. That nearly matches the full nine-month minimum of $20,600 and is about 74% of the 12-month minimum of $27,467. In May 2026, the Gainesville Sun reported that Graduate Assistants United said the new minimums still fell short of a roughly $45,000 living-wage estimate for a single adult in Alachua County.
Which Near-Campus Units Line Up With That Renter
Many graduate students are paid above the minimum, and some have partners, savings or outside income. Still, the numbers suggest that the typical off-campus graduate renter needs a roommate more than a nearby one-bedroom. The two-bedroom, two-bath layout is the one UF's own system sells most broadly, with Corry, Diamond and Tanglewood two-bedrooms priced between $803 and $1,106 for 2026-27. The Continuum also sells two-bedrooms by the bed, starting at $925.
The near-campus one-bedroom seems to fit a different renter. The Continuum's eligibility rules already reach beyond students to UF and partner employees, including UF Health and Shands staff, plus some visiting faculty and research scholars. That is the earning profile a $1,800-plus one-bedroom is priced for.
How a property is leased matters as much as its layout. Off Campus Life says houses and condos usually use joint leases, where roommates can be responsible for each other's unpaid rent and utilities. Complexes usually lease by the bed. In the University Context Area, a Gainesville ordinance limits a house to three unrelated occupants, and landlords need a city rental permit. Those rules affect how many paying roommates a property can hold. Confirm them for the specific address before you set a rent assumption.
Some questions to answer before an offer on a near-campus condo meant for graduate tenants:
- Does the association allow leasing, and does it set minimum lease terms that fit an academic-year move-in?
- Can the unit be split between two unrelated adults with private bedrooms and baths?
- Is the address inside the University Context Area, and what does the city's rental permit process require for it?
- Does the rent you expect fit a two-roommate split near the $1,307 two-bedroom figure Off Campus Life lists within two miles? The page doesn't say whether that figure is per person or per unit.
What the Resale Market Shows Right Now
The purchase side isn't heating up to match. In August 2026, the Gainesville MSA, which covers Alachua and Gilchrist counties, recorded 52 condo and townhouse closings. That was down 11.9% from August 2025, and the median sale price of $178,500 was down 3.5%, according to Florida Realtors' August 2026 MSA summary. The September report is scheduled for October 16, 2026. Across all residential property types, the Gainesville-Alachua County Association of Realtors reported 5.10 months of inventory and 87 average days on market for August 2026. A year earlier the figures were 5.18 months and 78 days.
Fewer condo sales at slightly lower prices, while UF's graduate shortage continues, leave buyers some room to choose the unit by layout and lease terms. Distance from campus alone is a weaker guide.
Quick Answers
Will UF's new dorms reduce demand for off-campus condos? The halls planned through January 2029 are undergraduate buildings, with mostly two-bed semi-suites aimed at freshmen. Projected graduate capacity for 2029 stays near 950 beds.
Is the dorm financing still on hold? No. The Board of Governors authorized the first bond issue on July 1, 2026, and UF plans a second issue in fiscal year 2026-27.
Do graduate students get priority for family units on campus? UF's FAQ doesn't list family or international-student priority on the initial waitlist. It gives transfer priority in some cases, such as a resident expecting a child who needs a two-bedroom.
