The warm temperature is still the main driver of relocation in any number of polls of those relocating. The above image is from January 15th, 2024 and, though it is an extreme example, it underlines the difference between being a water surrounded southern state and a land locked anything else. Even Texas is a mess.
So for real estate values, it just means that Florida will still have an advantage over anywhere else in the nation when it comes to warm winters. Home prices are a reflection of desirability. Look at the warm California coast and the warm Florida everything. California home prices have been growing for decades along the coast and there is no reason to believe that kind of increase won’t happen with Florida as long as people keep moving in.
According to CBS News, that is exactly what is expected to happen:
The rate of growth is expected to slow to 1.51 percent next year, 1.37 percent in 2025, 1.3 percent in 2026, 1.24 percent in 2027 and 1.18 percent in 2028. While the rate would slow, the population would still increase by an average of about 300,000 people a year during the period.
For context, adding about 300,000 people to the population each year is like adding the population of Pittsburgh every year.
