The Florida Hometown Heroes Program is still available to help first time home buyers get into a home. There are some builders in North Central Florida who work with lenders using Hometown Heroes as an option. The thing to know is that not every lender is participating in this program. We have a list of select lenders who are participating in the Florida Hometown Heroes program and we can send it to you. The Florida Hometown Heroes Housing Program aims to make homeownership attainable for eligible members of the community workforce. This initiative extends support to first-time, income-qualified homebuyers by offering assistance with down payments and closing costs, enabling them to purchase a primary residence in the community where they are employed. The Florida Hometown Heroes Loan Program further provides a competitive initial mortgage interest rate and additional perks for those who have served or are presently serving their country.
- Qualified full-time workers employed by a Florida-based organization are eligible to secure below-market interest rates for FHA, VA, RD, Fannie Mae, or Freddie Mac first mortgages. Additionally, they can benefit from reduced upfront fees, no origination points, or discount points, along with down payment and closing cost assistance.
- Borrowers can receive up to 5% of the first mortgage loan amount, with a maximum limit of $35,000, as assistance for their down payment and closing costs.
- The down payment and closing cost assistance is structured as a 0% non-amortizing, 30-year deferred second mortgage. This second mortgage becomes due in its entirety upon the sale of the property, refinancing of the first mortgage, transfer of the deed, or if the homeowner no longer uses the property as their primary residence. It’s important to note that the Florida Hometown Heroes loan is non-forgivable.
